Raiders plan to turn acreage surrounding Henderson HQ into ‘wellness campus

Land around the Intermountain Health Performance Center, near Maryland and St. Rose parkways, is to be developed into a new “wellness campus” by the Las Vegas Raiders, according to plans submitted to the city.
On Thursday, the Henderson staff will meet to discuss the zone change application for this property.

A developer has informed the city’s Community Development and Services that the Raiders intend to transform the property into a “health and wellness campus” housing specialized medical services such as sports medicine, orthopedics, and more.
Business services like restaurants and hotels would be considered “accessory and supportive uses.” “The campus is envisioned to be a one-of-a-kind destination based on attracting and retaining top doctors and health partners and providing top tier care to a local, national, and international patient clientele,” according to the letter.


The existing zoning for the space is “limited industrial.” To make room for the development, the Raiders suggest revising the list of permitted land uses.

Phased development of the campus, beginning with the preparation of a comprehensive strategy through 2026, would occur if the plan were to be approved. We anticipate that the site will be finished by the year 2031.
